- Flexible payment plans have been offered during different sales phases.

2. Nova Ridge
Nova Ridge is Appolonia City’s serviced land development.
Instead of purchasing a completed house, buyers purchase a fully serviced plot and build their own home.
Who is it for?
- Individuals wanting custom-designed homes
- Developers
- Diaspora investors
- Long-term land investors
Infrastructure provided
- Asphalt roads
- Water connections
- Electricity
- Street lighting
- Drainage
- Security
- Estate management
Plot sizes
Multiple plot sizes are available depending on the buyer’s needs.
Advantages
- Freedom to choose your own architect and contractor.
- Construction can begin when the owner is ready, subject to development guidelines.
- Strong potential for capital appreciation as the city develops.
Nova Ridge has been released in several phases, with each phase expanding the serviced residential area.

3. Wala Park
Wala Park is one of the newest land developments within the wider Appolonia City project. Unlike The Oxford, which offers completed homes, or Nova Ridge, which provides premium serviced plots, Wala Park is designed to make land ownership more affordable while still benefiting from being part of the Appolonia City ecosystem.
Location
Wala Park is located:
- Between Oyibi and Afienya in the Kpone Katamanso Municipal Assembly.
- Approximately 2.5 km from the current residential communities of The Oxford, Nova Ridge and other completed developments in Appolonia City.
- About 15 minutes from Adenta, depending on traffic.
Development Size
The project covers:
- 31 hectares (76 acres) of land.
- Approximately 800 residential plots.
It forms part of the long-term expansion of Appolonia City’s Phase 4 development area.
Vision
Wala Park was created to serve buyers who:
- Want titled land at a lower entry price than premium neighbourhoods.
- Prefer to build their own home over time.
- Want the security of buying from a professional developer rather than through informal land markets.
The development is intended to reduce some of the risks often associated with purchasing land in Ghana, such as ownership disputes and unclear documentation.
What Buyers Receive
Purchasing a plot at Wala Park includes:
- Registered or registrable land title.
- Clearly demarcated residential plots.
- Internal access roads.
- Land clearing before handover.
- Gated community with 24-hour security.
- Estate management framework.
- Flexible payment plans.
Infrastructure
Wala Park has a different infrastructure model from Nova Ridge.
Provided by Appolonia Development Company
- Site clearing.
- Internal access roads (initial standard).
- Plot demarcation.
- Security.
- Gated entrance.
Expected from Government over time
- Electricity supply.
- Water services.
- Upgrading roads with asphalt.
- Permanent drainage infrastructure.
Unlike Nova Ridge, Wala Park is not initially delivered with fully serviced underground utilities and asphalt roads, which is one reason plots are priced more competitively.
Plot Sizes
Appolonia offers several plot sizes to accommodate different house designs. Exact dimensions and availability vary by phase, and prospective buyers are usually provided with the current layout plan and price list during the sales process.
Payment Plans
One of Wala Park’s key selling points is financing flexibility.
Options include:
- Cash purchase.
- Instalment plans.
- Payment periods of up to three years.
- Plans available for both Ghana-based and diaspora buyers.
Who Wala Park Is For
It is particularly suited to:
- First-time land buyers.
- Young professionals.
- Ghanaians living abroad.
- Families planning to build in stages.
- Long-term investors looking for potential capital appreciation.
Security
Residents benefit from:
- Controlled access.
- Gated community.
- 24-hour security arrangements.
- Professional estate management.

4. Appolonia Heights (Nova Heights)
Appolonia Heights—shown as Nova Heights in the latest Appolonia master plan—is intended to be a premium residential enclave.
Planned characteristics
- Larger residential plots
- High-end detached homes
- Premium landscaping
- Enhanced privacy
- Exclusive residential atmosphere
It is expected to cater to higher-income buyers seeking larger homes within the city. While it appears in the official master plan, only limited public details have been released so far regarding individual house models and launch timelines.

5. The Mews
The Mews is another residential neighbourhood introduced after The Oxford.
It focuses on:
- Modern urban homes
- Efficient layouts
- Contemporary finishes
- Family-friendly streets
- Secure community living
- Access to Appolonia City’s shared infrastructure
It is intended to broaden the range of housing options available within the city and appeal to buyers looking for modern, lower-maintenance homes. Publicly available technical details remain limited compared with The Oxford.

Other Components of Appolonia City
Besides the residential communities, the city includes:
- Appolonia Business Park – approximately 70 acres for manufacturing, logistics, warehousing and commercial enterprises.
- Central Business District – offices, retail, hotels and business services.

Why Appolonia City is Significant
It aims to address several long-standing urban challenges in Ghana:
- Rapid urbanisation
- Housing shortages
- Unplanned development
- Traffic congestion
- Inadequate infrastructure
- Limited industrial land with modern utilities
Appolonia City is one of Africa’s most ambitious private urban developments. Developed by Rendeavour, it is designed as a self-sustaining city where residents can live, work, learn and relax within one integrated community rather than commuting daily into Accra. The city occupies 2,325 acres (941 hectares) and is planned to accommodate around 25,000 homes, 100,000 residents, and approximately 20,000–30,000 daily visitors.
Master Plan
The city is divided into several major districts:
- Residential neighbourhoods
- Central Business District (CBD)
- Industrial and logistics park
- Retail and shopping centres
- Schools and educational campuses
- Healthcare facilities
- Hotels
- Parks and recreation
- Community facilities
- Office developments
More than 300 acres are reserved for parks and open spaces, helping create a walkable urban environment.
